Gutters in Willow Bend
West Plano, built through the 1990s around two golf courses, under more than one association. Original gutters here are reaching the end of their first life.
What Sets These Houses Apart
A real estate guide lists Willow Bend homes as built from 1991 to 2002, places the area on the west end of Plano near the Dallas North Tollway and the George Bush Turnpike, and notes multiple homeowners associations.
A gutter installed with the house is now twenty-four to thirty-five years old. For many owners this is the first replacement.
Find the Right Association First
With several associations across the area, the rules for your lot depend on which one your deed names. Before choosing a color or a metal:
- Confirm which association governs your street and get its current architectural guidelines.
- Ask whether gutter replacement in the same color needs an application or only a notice.
- Ask about metals other than painted aluminum if you are considering them.
- For a lot on a golf course, ask whether there are rules about what is visible from the course side.
The rules page covers what Texas law says associations may and may not restrict.
First Replacement: What to Change
A like-for-like swap is the simplest approval. It is also the moment to correct the original layout: downspouts that end at the wall, a lower gutter overwhelmed by an upper roof, corners that always dripped. Each change is cheap while the old system is down.
Owners here sometimes ask about copper or steel. A national cost guide lists seamless steel at $8 to $20 and copper at $30 to $50 per linear foot installed, against $6 to $12 for aluminum. See the cost page.

Asked About Willow Bend
Will an association allow copper?
Some do and some do not, and some require it to be left to weather naturally. Ask yours in writing.
Are thirty-year-old gutters always finished?
No. Straight, tight aluminum with a few bad corners can be resealed. Have a contractor look before assuming.
